It cuts down on the cost                and everyone gets to enjoy a place that's more than just a hotel                room. In 1994, a new concept debuted in the United States -- fractional                ownership of vacation homes. Patterned after fractional ownership                of private jets, the concept formalizes the idea of a group of relatives                or buddies pooling their resources to buy a getaway place.&lt;/p&gt;             &lt;p class="body"&gt;Fractional ownership offers individuals the opportunity                to buy partial ownership of a really nice place in a resort area.                We're talking chalets with walk-out skiing in the Rockies, oceanfront                houses or condos, or island properties in the Caribbean and Europe,                often with resort-style amenities including on-site restaurants,                fitness clubs, golf courses and a concierge service.&lt;/p&gt;             &lt;p class="body"&gt;The arrangements usually divide the ownership into                fourths, eighths, or 13ths, with each owner having an equal number                of days a year to use the unit. The owners buy their shares from                a management company, which handles maintenance and scheduling everyone's                time.&lt;/p&gt;             &lt;p class="body"&gt;&lt;span class="subhead"&gt;Similar to time shares &lt;/span&gt;&lt;br /&gt;              If it sounds a lot like a time share, that's because there are similarities.                The more fractions that are sold, the more it resembles a time share.                Both can be bought as deeded properties (some time shares are now                sold as club memberships instead of time in a specific unit), and                can be rented out, shared with family and friends, sold or left                to someone in a will. &lt;/p&gt;             &lt;p class="body"&gt;Like time shares or any kind of resort property, there                are small players and big guns in the business. If you're in love                with one locale and could see yourself going back to the same place                over and over, a small company could be just the ticket. If you'd                like more flexibility, some major corporations such as Ritz-Carlton,                the Four Seasons, Disney and Marriott also are in the business.                All of them have resorts in various parts of the country, and even                in the Caribbean and Europe, with the opportunity to swap time at                other destinations. &lt;/p&gt;                          &lt;p class="body"&gt;&lt;span class="subhead"&gt;The big difference: money&lt;/span&gt;&lt;br /&gt;              The big differences between time shares and fractional ownership                properties are prices, financing and fees. While time shares can                be had for a few thousand dollars, fractional ownerships can run                $100,000 or more -- much more.&lt;/p&gt;             &lt;p class="body"&gt;"We have a property in Aspen now that the quarter                shares are $1.5 million," says Doug Freyschlag, president of                Denver-based Alpine Quarters. "Even at that price level, it                still makes just as much sense as any other level."&lt;/p&gt;             &lt;p class="body"&gt;With that kind of price tag, buyers aren't subjected                to the "you have to make a decision today" aggressive                sales pitch that is still the prevailing strategy in the time share                industry. The costs of buying and running these often expensive properties is shared by a number of people and the homes, instead of sitting idle most of the time, are nearly always being used.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; Fractionals, often called residence clubs, form one of the fastest-growing segments of the vacation-home market. New sales totaled $1.5 billion in 2005, up 42 percent for the year. Dozens of projects are in the works. (See &lt;a href="javascript:openWindow('/popups/2006/real_estate/fractionals/frameset.exclude.html','728x470','toolbar=no,location=no,directories=no,status=no,menubar=no,scrollbars=no,resizable=no,width=728,height=470')"&gt;7 fractional offers available now.&lt;/a&gt;)&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; The industry began in Utah little more than 10 years ago when Steve Dering, of DCP International, started the first fractional-ownership community in Park City. Many of the very expensive lodge-type homes there were under-utilized and he figured owners were spending a lot of money for just three or four weeks of use.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt;     "Do the math," he says. "Those are very expensive ski days."&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; The average Aspen ski-country house costs around $4 million. A one-eighth share of a three-bedroom lodge in the Timbers Company fractional ownership development runs about $430,000, plus yearly dues of about $10,000.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; Of course, there's no confusing fractional ownership with full ownership. You can't redecorate or even hang photos of your grandmother on the wall. But fractional owners are guaranteed six weeks in residence including two prime weeks during ski season and two summer weeks - these are prioritized on a rotating basis among all owners - and additional off-season weeks. Owners can also call on short notice to see if there are additional openings.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; Another plus: Owners don't have any responsibility for daily care. The operator mows the lawn, shovels sidewalks and paints the trim.&lt;/p&gt; &lt;div class="inStoryHeading"&gt;Appreciation?&lt;/div&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; These are not time shares, which are merely contracts specifying a right to use a property on certain weeks. Fractional ownership is an actual, deeded interest: You can sell it, leave it in your will, put it in a trust, practically anything you could do with any normal deeded property.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; They can even be a good investment. Helping that has been the roaring real estate markets, which have been especially good in many of the locations where fractionals are sited. At the Deer Valley Club in Park City, shares that cost $130,000 about 10 years ago sell for about $655,000 today, according to Dering.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; For John Nussbaum, a retired co-founder of am electronics firm, whose primary residence is in Appleton, Wisconsin, the big selling point is that fractionals facilitate his desire to keep connected with his far-flung family.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt;     "You can ask the kids to come to Appleton, but there isn't a lot to do here," says Nussbaum.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; Nussbaum has a total of three units at Snowmass, buying the last one just recently in the after-market. He also has a fractional in Cabo San Lucas and just bought a new lot at a project under development, Botany Bay in St. Thomas.&lt;/p&gt; &lt;div class="inStoryHeading"&gt;High-end properties&lt;/div&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; The price of entry to most residence clubs can be quite high; only the wealthy need apply. Ragatz Associates, a marketing firm that tracks the industry, reports median annual household income is $425,000.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; The posh properties often provide luxury-hotel-type services and amenities: airport pick-ups, ski concierges, spas, grocery restocking, restaurant reservations and more. It's like having a beautiful, high-quality home within a fine hotel.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; As a matter of fact, luxury hotel chains, such as Ritz Carlton, are involved in fractional ownership. Dering says he doubts that very many future high-end residence clubs will open in resort locations without some kind of boutique hotel component.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt; &lt;p&gt; Last year, according to Tina Gienko-Necrason, director of sales and marketing for Ritz-Carlton Clubs, more than half of all real estate sales in Aspen involved fractional ownerships. Lately, they have also been started in cities such as New York and San Francisco and internationally, in places like the Tuscan countryside.&lt;/p&gt; &lt;!--startclickprintexclude--&gt;&lt;!--endclickprintexclude--&gt;  Buyers should shop carefully; owners depend much more on operators to protect their investment than they would buying their own house. Burden expects some fractionals could eventually fall by the wayside. The buyer does not own the real estate.  The buyer cannot take a depreciation deduction.  The buyer does not get any depreciation.  There is a very, very limited market to sell the timeshare.  The timeshare investment is probably not deductible in any way.  Most timeshares also require a maintenance fee that is paid monthly.&lt;br /&gt;&lt;br /&gt;Fractional ownership, on the other hand, literally means that you own a fraction of the real estate, not just the right to use it at a particular time.  You own 1/3, 1/4, 1/6 or whatever the fraction is of the whole property.&lt;br /&gt;&lt;br /&gt;Since you own the property, you get your fraction of the depreciation, appreciation, and any other tax deductions.  If the property increases in value by $100,000, you will get your fractional share of the increase.  You also have to pay your share of the maintenance, etc., but the tax deductions make that not as bad a situation as for a time share.&lt;br /&gt;&lt;br /&gt;The benefit is also that you are able to buy the portion of a house that you will actually be able to use.  If you can only be gone three weeks a year, then there may be a fraction that fits your situation. Here are two second home opportunities.  First there is the home you would really want if you could.  A six bedroom four and a half bath home on almost an acre.  One side of the lot is a roaring stream which is crossed by a foot bridge into the National Forest that goes on for miles.  There are no homes next door and you have great serenity and privacy yet are only ten minutes from Breckenridge and the ski slopes.  It costs $1,200,000 but it has carved wood doors and hardware handmade by a blacksmith who is exhibited in the Smithsonian.  It has updated bathrooms with beautiful tile and European glass showers in two bedrooms but it costs $1,200,000.  Ouch and you can only realistically get away for four to eight weeks a year to enjoy it.&lt;br /&gt;&lt;br /&gt;Second option is right in town and is a condominium that costs $350,000.  It has two bedrooms and two baths.  It is jammed up against two neighbors and you have to share a hottub with your neighbors.  On the other hand, it is only $350,000.&lt;br /&gt;&lt;br /&gt;That's why fractional ownership is a better deal.  You only buy what you can use.  But it is not a timeshare, you actually own your undivided interest in the home.  You have a deed.  You get to deduct your interest, your taxes, and perhaps your expenses as either a second home or as a rental property.&lt;br /&gt;&lt;br /&gt;How does it work?  You buy a 1/5 share for as an example $200,000 ($150,000 less than the condo which is your alternative).  You pay a monthly maintenance fee of $500 per month.  You don't have to worry about the maintenance otherwise unless there is a major capital expenditure and you would only pay your share.  The maintenance is handled by the local property manager and local contractors.  The snowplowing and snow shovelling is done by annual contract.&lt;br /&gt;&lt;br /&gt;You have your own closet at the house where you keep your personal belongings.&lt;br /&gt;&lt;br /&gt;How do you know when you get to use it?  You get eight weeks to use the home.  When you buy your share, you get a number from 1 to 5.  You can either pay a little extra to fix one of your weeks or choose all of your weeks in rotation.  The first year 1 gets first pick and then each gets to pick.  Holidays are done the same way:  Thanksgiving, week before Christmas, week after Christmas, Presidents weekend week, two weeks in March, and the Fourth of July week.&lt;br /&gt;&lt;br /&gt;You get to share in the appreciation of the house.  The present owners have the option to buy your share back at market.  There is a buy sell agreement so that there is an exit strategy.&lt;br /&gt;&lt;br /&gt;There is even a rent to own option.  Pay 3% as an option fee.  Pay monthly rent to get your eight weeks of use.  Apply a portion of your rent against the $200,000 purchase price.  If you decide not to exercise your option, you only lose your option fee and the portion of the rent that would have been credited to purchase.&lt;br /&gt;&lt;br /&gt;Want to know more? You came downstairs to make the coffee and plan the morning's ski adventure.  The Starbucks coffee is now brewing and the smell is wafting through the room.&lt;br /&gt;&lt;br /&gt;Enjoying your first cup of coffee, you flip open the laptop and walk out to the living room to relax in the big overstuffed leather chair.  The view out of the window is absolutely breathtaking.  The snow is covering the mountain to the west and also the stream out the window to the south.&lt;br /&gt;&lt;br /&gt;The snow report is now up on the laptop.  Six inches of new snow on the mountain at Breckenridge has fallen over night.  It is going to be a powder day!&lt;br /&gt;&lt;br /&gt;You can hear the family stirring in the six bedrooms of the home.  Once everyone is up, stretched and dressed in ski outfits, you will drive the ten minutes to the slopes.  You can hear the driveway already being cleared of snow by the snowplowing contractor. The view out the back full height windows is absolutely breathtaking.  You check the fridge.  It has already been stocked with the groceries you ordered by fax.  The Starbucks coffee is sitting by the Braun coffeemaker.&lt;br /&gt;&lt;br /&gt;You head upstairs to freshen up.  The bath in the master bedroom has heated wood floors.
